Lila Delman Compass has announced the sale of 14 K Lila Delman Compass has announced the sale of 14 Kay Boulevard in Middletown for $3.6 million, marking the highest residential sale in the town so far this year and the third-highest since January 2025, according to Rhode Island Statewide MLS data.

The transaction was represented by Candice Sandman of Lila Delman Compass’s Newport office on behalf of the seller.

The property offers a blend of coastal proximity and residential privacy, featuring a main residence along with a legal apartment above a two-car garage. In total, the home includes seven bedrooms, seven full bathrooms and one half-bath across approximately 6,200 square feet of living space.

Designed for both everyday living and entertaining, the home includes a chef’s kitchen outfitted with high-end appliances and a walk-in pantry with a beverage refrigerator. Outdoor amenities include an in-ground pool and spa, creating a private setting suited for year-round use.

“I’m thrilled to have collaborated so closely with the team at Fleury Properties,” Sandman said. “They gave me the creative freedom to leverage my background in both design and marketing to elevate the property and position it for today’s market.”

Sandman is part of @newportlivinggroup, a three-agent team that also includes Karin Jackson and Danielle Montefusco. The group was ranked the No. 2 small team in Newport County by sales volume, according to RealTrends, and completed 260 transactions in 2025.

Lila Delman Compass is part of Compass, which ranked as the top brokerage in Rhode Island by total sales volume, exceeding $1.26 billion in closed sales. The firm also ranked No. 1 in the luxury segment for properties over $1 million.

An elderly man was injured in a low-speed accident An elderly man was injured in a low-speed accident outside his home on West Narragansett Ave Thursday evening after his vehicle rolled forward and pinned him against his house, according to emergency responders.

Officials said the man had exited his car while it was still in drive. The vehicle then moved forward, trapping him below the knees against the exterior of the home.

First responders were called to the scene amid concerns about a potentially prolonged extrication. A medical helicopter was initially requested but later canceled due to mechanical issues.

Crews on the ground were able to free the man more quickly than expected. He was transported to Rhode Island Hospital as a precaution.

Authorities have not released an update on his condition, but early reports indicate the injuries are not believed to be life-threatening.
