RPL Closes One of the Top 3 Providence Sales in History

Residential Properties Ltd. has announced the sale of 730 Elmgrove Avenue on Providence’s East Side for $5,459,827 — the highest-priced home sale in Providence County since June 2024 and the third-highest residential sale in the county’s recorded history, according to State-Wide MLS data.

The transaction was brokered internally by RPL Sales Associates Derek Simpson, who represented the seller, and Jim DeRentis, who represented the buyer. The firm now claims participation in eight of the ten highest residential sales in Providence history.

Originally constructed in 1931, the Robert L. & Caroline S. Gilman House is a stately brick residence on Upper Elmgrove Avenue. Recently reimagined by Hill & Harbor Design+Build, the home underwent a comprehensive renovation that preserved its historic character while introducing refined modern luxuries. A reconfiguration of the interior floor plan allowed for a dramatically expanded kitchen anchored by a showpiece walk-in pantry and outfitted with custom millwork and premium appliances.

Upstairs, the primary suite boasts an array of bespoke features, including dual closets, one of which is concealed behind a bookcase-inspired door, and a marble-clad bath crafted from Calacatta Viola stone. A new rear solarium connects the main house to the garage, enhancing both form and function.

Mr. Simpson, a lifelong Rhode Islander with a background in design and property restoration, brings a deep appreciation for historic homes. Mr. DeRentis, the firm’s top-producing agent, continues to dominate the East Side market, with over $100 million in sales in 2024 alone.
